This house is in Mount Washington, a neighborhood in the northeastern part of the city known for its hilly streets and sweeping views of downtown Los Angeles. It is not far from the hiking trails and picnic areas at Ernest E. Debs Regional Park and Audubon Center at Debs Park. It is also close to Heritage Square Museum, a collection of Victorian-era buildings focused on life in 19th-century Los Angeles.

The University of Southern California Health Sciences Campus is two miles away. Downtown Los Angeles is about a 10-minute drive; Glendale and Pasadena are 15 minutes away.

Indoors: From the street, brick steps lead up to the covered front porch, which offers views of the hillside and the city beyond.

The front door opens into a living room with hardwood floors laid in a herringbone pattern and a fireplace with an ornate mantel painted black.

Beyond the living room is a kitchen with black cabinetry, stone counters, updated appliances and a farmhouse-style porcelain sink set in the center island. At the back of this space is a sitting area with a built-in bench and doors that open to the rear patio.

The property, which is near the downtown waterfront, is about five minutes from Stockton Early College Academy, a public high school, and 10 minutes from Fremont/Lopez Elementary School. University of the Pacific, a private school with about 3,300 undergraduate students, is less than a mile away. Oak Park, which has tennis courts and an ice rink, is about five minutes away by car.

Modesto is half an hour away. Sacramento is about an hour's drive, and Yosemite National Park is three hours away.

This space connects to a dining area with built-in storage and white wainscoting. The adjacent open kitchen has white cabinetry, quartz counters, new stainless steel appliances and a breakfast bar with globe pendant lights hanging over it.

A hallway off the dining area leads to the bedrooms, one at either end of the house. The primary bedroom, at the back of the house, has an en suite bathroom with a walk-in shower. The other bedroom has a fireplace and the use of a bathroom with a free-standing tub.

Outdoor space: Behind the house is an elevated deck large enough to hold a dining table. The yard beyond is enclosed by a wood fence, and big enough for another sitting area or a garden. The detached garage holds one car; there is room to park another in the driveway.
